Boro Tower Attracts Williams Mullen and Hanwha Defense

- Prominent law firm, major defense corporation lease 18,000 sf in trophy office tower at The Boro

BETHESDA, Md. - May 26, 2020 - The Meridian Group and Rockefeller Group announced today that Williams Mullen and Hanwha Defense International are opening offices at Boro Tower, the premier trophy office tower at 8350 Broad Street in Tysons, Va.

Williams Mullen, a prestigious full-service law firm, will lease 14,950 square feet starting in September. Hanwha, a global leader in defense solutions, will lease 2,768 square feet starting in June.

“We are proud to announce that another outstanding law firm and market-leading company are moving to Boro Tower,” said Katie Yanushonis, Senior Vice President of The Meridian Group. “As the world emerges from the pandemic, it’s exhilarating to see exceptional firms like Williams Mullen and Hanwha joining other successful companies here at this premier location.”

“These are two outstanding additions to Boro Tower, and they demonstrate the kind of interest Tysons has continued to experience from prospective tenants in the DC metro market.”
Hilary Allard Goldfarb - Senior Managing Director, Mid-Atlantic

Williams Mullen is relocating from a nearby office building in Tysons. It will occupy part of the Tower’s 16th floor.

“Williams Mullen is thrilled to be making the move to Boro Tower,” said Woody Fowler, President and CEO of Williams Mullen. “It’s a terrific location and it’s move-in ready with excellent amenities.”

Hanwha, which is relocating its office from Crystal City, Va., will occupy part of the Tower’s 18th floor.

“Hanwha Defense International is excited about the opportunity to continue its growth inside the United States, in particular at Boro Tower in Northern Virginia,” said Bernard S. Champoux, Senior Executive Vice President of Hanwha Defense. “Our new offices in The Boro offer us the ability to further demonstrate another step in our commitment to our U.S. defense clients. We look forward to joining the already impressive tenant base inside The Boro.”

Meridian and Rockefeller Group co-developed the Gensler-designed, 440,000-square-foot trophy office tower. The trophy building is now 80 percent leased, with about 89,000 square feet of office space remaining.

“These are two outstanding additions to Boro Tower, and they demonstrate the kind of interest Tysons has continued to experience from prospective tenants in the DC metro market,” said Hilary Allard Goldfarb, Senior Managing Director of Rockefeller Group. “Companies and organizations are looking forward, especially in the DC metro, to the workplace requirements of the future. Boro Tower, with its ease of access and really exceptional on-site amenities, checks a lot of boxes for organizations in the market today.”

From its vantage on “The Hill” — the highest ground elevation in Fairfax County — Boro Tower offers panoramic views from the Blue Ridge Mountains to downtown Washington. The 20-story building, which has achieved LEED Gold certification, features a shimmering glass curtain wall, accented by a modern, white-glazed terra cotta.

Located next to Boro Park, the Tower offers 9-foot ceilings and ideally sized, efficient floorplates that minimize columns and maximize daylight and views. Tenants enjoy ample amenities, including a rooftop terrace, spacious lobby, fitness center, locker rooms, bicycle storage and ample parking. The Tower also features 10,000 square feet of lobby-level retail space.

Working with The Meridian Group and the Rockefeller Group to lease Boro Tower is a CBRE team of Terry Reiley, Rosanne Richards, Anna Faktorow and Paterick Clark. Savills’ Wendy Feldman Block and David Cornbrooks represented Williams Mullen in the deal, and JLL’s Adam Shreiner and Kelly Katz represented Hanwha.

Williams Mullen and Hanwha join a number of well-known companies, organizations and firms that have selected Boro Tower for their new offices. They include KPMG, one of the world’s Big Four accounting firms; TEGNA, comprised of a dynamic portfolio of media and digital businesses; premier law firms Hogan Lovells and Womble Bond Dickinson; and Alion Science and Technology, a defense and national security engineering solutions company.

Boro Tower is situated in the heart of The Boro, Meridian Group’s amenity-rich development. Located within steps of the Greensboro Metro station, The Boro is the premier Metro-oriented, mixed-use destination in Tysons.

The 15-acre development consists of a dynamic mix of office, rental and for-sale residential, retail, entertainment and open park space — a walkable urban environment that has long been sought in Tysons.

Ideally located near Route 7, Route 123 and Greensboro Drive, The Boro is designed to draw people outside — with pedestrian-friendly roadways, attractive open spaces and a variety of restaurants offering outdoor seating. The community features a flagship Whole Foods Market store as well as one of the area’s most luxurious cinemas — Kerasotes ShowPlace ICON Theatres.

“The Boro is the perfect place to live, work, dine and relax, all within a growing and vibrant community,” Yanushonis said. “We’re very excited about everything The Boro has to offer.”
